A Buyer or Long-Term Partner for Your Site
CSA evaluates qualified sites for two primary outcomes: direct acquisition with institutional capital partners, or a structured long-term power purchase agreement with the existing landowner. In both cases, CSA brings the capital, development platform, and operational expertise.
You do not need to fund the buildout, manage construction, or operate the energy infrastructure. That is our role. Your contribution is the site — qualified, development-ready, and structured for a long-term commitment.

CSA is not a broker or a development-and-exit shop. We build to own and operate. Every site partner gets a long-term counterparty with aligned interests — not a developer who exits at financial close.
Development Capital
We bring project-level capital and institutional partners to qualified sites. The landowner or developer does not need to fund the energy infrastructure buildout. We underwrite, structure, and finance the project.
Integrated Development Platform
Permitting support, procurement, construction management, and commissioning are managed under one roof. No fragmented subcontractor chains or disjointed execution handoffs that introduce risk and delay.
Infrastructure-Grade Contracting
Long-term contract structures are designed for bankability and off-taker alignment. Our agreements are built to support capital planning, investor expectations, and long-duration operational commitments.
Long-Term Owner-Operator
CSA's objective is to develop, own, and operate across the full contract term with qualified partners. Your site has a long-term counterparty with structurally aligned incentives — not a developer who packages and exits.
What We're Looking For
We evaluate sites against a consistent set of criteria. Sites that meet these thresholds move quickly through our qualification process. Sites that fall short in multiple areas are typically not a fit in the near term.
1,500+ Developable Acres — U.S. Only
Minimum 1,500 developable acres within the United States. Larger land positions are strongly preferred and allow greater flexibility in generation architecture and infrastructure layout.
250 MW+ Solar Generation Potential
Sites must support utility-scale solar generation of 250 MW or greater. Larger installations are preferred. Smaller projects may be evaluated individually where development economics are compelling.
Natural Gas Access
Natural gas supply must be available on site or on a credible development path. This is a non-negotiable requirement for our hybrid generation architecture.
High-Capacity Data Connectivity
Fiber or carrier-grade data connectivity must be available or achievable. This is required to support the mission-critical load profiles this platform serves.
Permitted, Entitled, or 6-Month Permit Path
Solar entitlement is a minimum requirement — sites must be entitled for solar or on a credible near-term path to solar entitlement. Shovel-ready and fully permitted sites receive priority. Without solar entitlement or a clear path to it, development timelines become uncertain and the project will not advance.
On-Site Water Access
On-site water access is preferred. For sites without viable water sources, the platform will evaluate alternative generation configurations that may support on-site water production, subject to site-specific feasibility and system design.
Not Just Raw Land
CSA is also open to evaluating existing operating properties — industrial campuses, data center facilities, manufacturing operations, and similar large-load environments where behind-the-meter power could support growth, reduce delivered energy cost, or address grid expansion constraints.
Same Readiness Standard Applies
The property must be capable of moving on an accelerated 6–12 month path. If significant permitting or development work remains unresolved, it is not a current investment target.
Supported Use Cases
Primary or supplemental power for existing loads. Expansion capacity for growing operations. Resilience support for mission-critical facilities. Reduced delivered energy cost through on-site generation.
Site Control Required
CSA requires a clear and stable site control pathway regardless of property type. Short-term or uncertain control positions are not workable for a structured development engagement.
If your operating property has site control, a realistic permitting path, and a need for added power capacity — we are open to an inquiry.
What Does Not Advance
We are direct about what we will not pursue. This saves time for both sides and keeps our evaluation process focused on qualified opportunities.
Sites outside the United States
Sites without viable natural gas access or a credible development path to it
Sites below 1,500 acres or with solar potential under 100 MW
Sites with no entitlement or permit path achievable within six months
Landowners unwilling to commit to a long-term contractual arrangement
Projects requiring short-term, speculative, or uncertain land control structures
Two Paths to Working Together
We approach qualified sites through two primary engagement models. Both require a long-term commitment aligned with project development and operations timelines. The right structure depends on the landowner's preferences, site conditions, and transaction readiness.
Site Acquisition
For landowners and developers ready to transact, CSA can pursue outright site acquisition — independently or with institutional capital partners. This path works best when the site meets all qualification criteria and the transaction structure supports development economics. We move deliberately on qualified sites and do not pursue speculative or contingent acquisitions.

Landowner PPA Partnership
For landowners who prefer to retain ownership of the land, CSA structures long-term power purchase agreements that support full project development and operations. The landowner must be prepared to commit to a long-term contractual arrangement aligned with the full development and operations timeline. Short-term or uncertain land control positions are not workable for this structure.
Best fit: Owners retaining land, willing to commit long-term

We evaluate your submission against our qualification criteria within two business days. Sites that meet the minimum thresholds proceed to a qualification conversation.
Qualification Discussion
If the site looks viable, we schedule a direct conversation to understand the development conditions, ownership structure, and transaction expectations in more detail.
Site Assessment
We conduct a formal site assessment covering entitlements, permitting, infrastructure access, solar resource quality, and development economics to confirm project viability.
Structure and Next Steps
If the opportunity advances, we propose a deal structure — acquisition or long-term PPA — and outline the path to executed agreements and project commencement.
